Following on from the shift in demand driven by COVID as renters/buyers looked for more outdoor spaces, separate studies or work spaces and are willing to commute from further outside cities, will the next change see people demanding greener properties. I believe so. My own personal recent acquisition was swayed by several environmentally friendly features, these were not the sole selling point (the view is great!) but certainly a significant consideration.
Will individuals pay an extra 10% for the same, but green, property? I suspect not at this stage, but as the UK government inevitably increasingly incentivises developers to 'build better for the environment' then the narrowing of the gap in cost will make the decision an easier one and buying an environmentally damaging property will become unfashionable.
This has been ongoing consideration of one of our projects in North London where we are now ensuring electronic charging spaces for all tenants, a bike park and an A+ energy efficiency rating for all the apartments to maximize our appeal. We will continue to focus on this within client's property portfolios as the capital costs at the outset are in my eyes, value add for the future.
